REFLECTIONS LAKE RETREAT
                                                   GUEST AGREEMENT

Agreement:  The terms are confirmed and a binding agreement is hereby constituted between The
Guest and the Reflections Lake Retreat (RLR) as set out in this agreement.  The agreement is
binding upon execution and is for the benefit of the Guest and Reflections Lake Retreat.

Minimum Age Restriction:  Guest must be over the age of 25 to book facility.

Check-in/Check-out: Please call us to let us know your estimated time of arrival at RLR.  Arrivals
after 6:00 pm must be pre-arranged with our office.  Late check-outs must be pre-arranged with
our office a minimum of 48 hours prior to the date of departure and are subject to unit availability
and a late check-out charge.  A half-day rate will be charged for a late check-out that has not been
pre-arranged.

Check-in Time:  02:00 pm                 Check-out Time:  2:00PM

Security deposit:  We require a check, cash or credit card for damages upon arrival.  Any damages,
telephone charges, extra housekeeping charges or missing items will be charged accordingly to your
credit card, or deducted from your cash deposit.  Your deposit check will be cashed, and a refund
of the difference sent to you.

Deposit Policy:  A booking deposit equal to 25% total due (including tax) is due at the time of
booking.  The full balance is due 30 days prior to arrival.  If you have any special requirements
regarding payment, please contact us immediately to discuss them.  Guest agrees to pay a $50
service charge for any returned check.

Cancellation Policy:  Cancellations made less than 90 days prior to arrival date will forfeit the initial
booking deposit.   Cancellations made more than 90 days from the date of arrival may be refunded
up to 50% of the total fees paid to RLR subject to a minimum of $500. Medical emergencies will
require a doctor’s note and do not necessarily result in a full refund.

Housekeeping:  all of our properties are supplied with fresh towels, linens, and toiletries upon
arrival.  There is no daily housekeeping service.  You may pre-arrange daily housekeeping services
for a nominal fee.  There are no requirements for guest to do any laundry.  Guest are asked to
remove the sheets and towels and put them in the laundry room.  Please ensure that you leave the
property in a clean/tidy condition upon departure.  If any furniture is moved we ask that it be
returned to its’ original place.  Guest are not to remove and consume any food or drink from the
pantry other than coffee.  Anything else in the freezer or refrigerator is owned by RLR.  Guests are
allowed to place their foods and beverages in the refrigerators.

Guest Responsibility:  Guests will act in a proper and reasonable manner while staying at RLR and
will ensure the Property and all contents and chattels used are in a manner to avoid damage.  
Guests are allowed to take pictures of themselves and their invitees as they use and enjoy the
facilities at RLR.  Likewise, RLR is granted the rights, by its’ guests to take photos of guests using
the facilities for promotional purposes.  Guests will not sublet all or a portion of RLR, nor assign
this agreement without written permission from RLR.  Guests will ensure that the Guest’s party and
invites act in accordance with the terms of this agreement.

Smoking & Pets:  RLR is strictly a Non-Smoking facility.  Smoking is permitted outside only.  Pets
are not allowed, and any pet (other than seeing-eye dogs) brought onto the facility can result in
immediate eviction.

Customer Discretion:  Your reservation is for a specified number of guests.  RLR requires that you
notify us in advance if there will be an increase in the size of your party. Client will be afforded the
opportunity to extend the rental the day upon initial check in provided there is availability.  The
number of guest may not exceed the maximum set by RLR.  RLR reserves the right to interrupt
service to any customer due to excessive noise or property abuse.

Limits of Liability:  Reflections Lake Retreat acts as an agent for the property owners and accepts
no liability on their behalf.  Reflections Lake Retreat reserves the right to transfer guests to an
equivalent accommodation at its discretion, if the reserved property becomes unavailable.  Prior
notification may not always be possible.  Availability of certain properties may change.  The
property is used entirely at the risk of the Guest and members of the Guest’s party.  The Guest is
responsible for any damage, loss, or injury caused to the property or persons by negligence.  
Neither RLR nor the Owner shall be responsible for any injury, accident, death, property loss or
damage, or costs or inconveniences directly or indirectly caused to the Guest, their party or
invitees.  The guest will indemnify and hold harmless RLR and its Owners from any damage, loss,
expense, claim, action or liability of any kind arising from the use of the property.

Interpretation:  The laws of the State of Texas shall govern this agreement.  In the agreement the
singular will include the plural.  This agreement will endure to the benefit of and be binding upon
the respective legal representatives, successors and permitted assigns of the parties.

Please understand that you are renting a privately owned home.  Please treat this home with the
